Laveen Is Getting Its First Real Town Square. This Fall's Taco Opening Is Just the Preview.

That's Ahmad Alatrash, co-founder of Mesquite Fresh Street Mex, explaining why his mesquite-grilled taco chain is finally opening a Laveen location this fall. It sounds like a small announcement. It isn't. It's the first visible proof of something Laveen residents have been waiting years to see actually show up on the ground, not in a rendering.

A ten-year-old freeway finally pays off at 5535 W. Baseline Road

Mesquite Fresh Street Mex will open its 11th Phoenix-area location at 5535 W. Baseline Road later this fall, complete with a drive-thru, a dedicated pickup window, and a 900-square-foot patio. The menu runs through the chain's signature mesquite-grilled street tacos, burritos, quesadillas, protein bowls, and house-made salsas, the same lineup that's earned the brand Phoenix New Times "Best of Phoenix" wins for Best Street Tacos and Best Tortillas.

None of that would be newsworthy on its own. Fast-casual chains open locations constantly. What makes this one worth noting is the address. Laveen has spent years watching restaurant chains open in Ahwatukee, Tempe, and Avondale while its own commercial corridor stayed mostly farmland and vacant pad sites along the Loop 202. Residents drove out for the tacos everyone else already had close to home.

That's changing because the corridor itself finally has the traffic to support it. The Loop 202 South Mountain Freeway extension, completed in 2019, cut drive times into and out of Laveen dramatically. It took roughly seven years for that traffic shift to translate into a confirmed lease at a specific street address. Mesquite's opening isn't the start of that process. It's one of the first visible results of it.

The bigger build sitting a few blocks away

While Mesquite is opening doors this fall, a much larger project is only now breaking ground nearby. Vestar, the developer behind Tempe Marketplace and Desert Ridge Marketplace, is building Laveen Towne Center, a 500,000-square-foot retail, dining, and entertainment project spread across 90 acres at Dobbins Road and 59th Avenue.

The design leans hard into Laveen's agricultural history rather than erasing it. Vestar plans to preserve and reuse the historic Hudson Farmhouse on the site, along with informational plaques describing the area's farming past, and to build a landscaped gathering space called Laveen Village Green for seasonal events and outdoor programming. A Vestar executive told the commercial real estate trade outlet ICSC in 2024 that "the village of Laveen doesn't really have a town square or gathering place," which is exactly the gap this project is designed to fill.

As of a June 2026 leasing update, the first round of committed tenants includes:

  • Fat Cats
  • First Watch
  • Petersen's Ice Cream
  • Club Pilates
  • Costa Vida
  • Tropical Smoothie Cafe
  • Zara Nails
  • V's Barbershop
  • Mountain America Credit Union
  • A national footwear retailer, not yet named

Vestar's own release accompanying that tenant list puts Laveen Village's population at roughly 55,000 residents, citing 2025 Census Bureau estimates, with a median household income above $110,000. That income figure is notably higher than the roughly $90,000 median cited in reporting on the area from a few years earlier, which tracks with the kind of new-construction growth that's been reshaping the village's demographics as home building has continued along the corridor.

Two openings, two very different clocks

Here's the detail that matters if you live anywhere near this stretch of Baseline or Dobbins: these two projects are running on completely different timelines, even though they're announced in the same season.

Mesquite Fresh Street Mex is a matter of weeks. The location was originally slated for a different site along 7601 S. before the company adjusted its plans, and it's now on track to open before the end of this fall.

Laveen Towne Center is a different animal. An earlier project timeline put groundbreaking at summer 2026 with a grand opening targeted for winter 2027. The June 2026 tenant announcement pushed that groundbreaking to this fall instead, a few months later than originally planned. Even with tenants already signed, retail centers of this scale typically take a year or more from groundbreaking to first customers walking through the door. That means the businesses on that tenant list, First Watch, Costa Vida, Club Pilates and the rest, are unlikely to be serving anyone in 2026 at all. The earliest realistic window for most of them to open is sometime in 2027.

So the practical read for anyone in Laveen right now is this: the small, fast projects are landing first, and the big anchor project everyone's been hearing about for years is still in the dirt-moving phase. That's not unusual for retail development, but it does mean the "town square" framing that's attached to Laveen Towne Center is still mostly a plan on paper rather than a place you can walk into.

What actually changes on Baseline Road this year

If you live in Laveen, the concrete change you'll notice by the end of 2026 is a new taco spot with a drive-thru and a patio, not a finished town center. The larger project is real, it has signed tenants and a design that reuses the Hudson Farmhouse instead of bulldozing it, and it's the first attempt in Laveen's history at building something resembling a central gathering place rather than another strip of pad sites.

But groundbreaking is not opening day. The corridor along Baseline and Dobbins is going to look like a construction zone through much of 2027 before it looks like the rendering Vestar has been showing tenants. In the meantime, the tacos are close.
